That Section 45(1) application A-18-2023 by Michael & Rebecca Carter, of the Ward of South Crosby, is approved as submitted for the following reasons provided the attached conditions are implemented via Development Agreement registered on title. REASONS: 1. There are no anticipated impacts to the surrounding properties and neighbourhood; 2. There are no anticipated land use compatibility issues through the implementation of the conditions; 3. There are no anticipated negative impacts to Cultural Heritage Landscapes with the submission of an enhanced Shoreline Buffer Planting Plan. CONDITIONS: 1. That this approval is based on the following specifications and that any deviation from these specifications will require subsequent review and approval by the Township: a. The dimensions and location of the proposed structure(s) shall be consistent with the approval; b. All setbacks and development parameters shall be consistent with the details noted in the revised site plan and compliant with Zoning By-law 2005-6 where no approval has been granted; 2. That the owners submit a Shoreline Buffer Planting Plan demonstrating new plantings (using native, non-invasive species) along the shoreline to the satisfaction of the Manager of Development Services.
